For a property manager or an HOA board, trees are a liability line item as much as a landscaping one. If a limb fails over a parking space or a walkway, the first question anybody asks is whether the association knew the tree was defective and what it did about it. Having a documented inspection history is the difference between a manageable claim and a difficult one.
We work on annual contracts built from a full property inventory. Every tree is located, measured, condition-rated and entered into a schedule, so instead of reacting to whatever falls, the board has a multi-year plan and a predictable number to put in the budget.
Practically, we also work around your residents and tenants. That means early starts before the school run where noise matters, staged closures that keep parking usable, notices distributed in advance, and crews who understand that they are working in somebody home rather than on a job site.
What is included
- Full tree inventory
- Every tree on the property located, tagged, measured, species-identified and condition-rated, delivered as a map and a spreadsheet.
- Annual risk assessment
- Documented inspection of all high-target trees along walkways, parking and play areas, on a defined annual schedule.
- Scheduled maintenance
- Pruning cycles planned by species and location and spread across the year, so the budget is level and the property always looks maintained.
- Priority storm response
- Contract properties go to the front of the queue after a storm event, which after a regional event is worth a great deal.
- Board-ready reporting
- Annual summaries written for a board packet, with photographs, completed work, findings and next year proposed budget.
- Resident coordination
- Advance notices, staged parking closures, and scheduling around quiet hours, school runs and community events.
How we approach it
- 01
Inventory the property
A complete walk-through recording every tree, its condition, its targets and its maintenance needs into a mapped database.
- 02
Build the plan
A multi-year maintenance and budget plan presented to the board or manager, with work prioritised by risk rather than by appearance.
- 03
Execute on schedule
Crews work the agreed calendar with advance resident notice, staged access and full documentation of everything completed.
- 04
Report and re-plan
An annual report of work done and conditions found, with the following year plan and budget attached.
What drives the price
Nobody can quote this accurately over the phone, and any company that does is guessing. These are the five things an arborist is actually assessing when they walk your property.
- Tree count and size
- The inventory drives everything. A 60-tree condominium and a 900-tree master planned community are completely different contracts.
- Target density
- Trees over parking, playgrounds, pool decks and walkways need more frequent inspection than trees in an open green belt.
- Species mix
- Fast-growing species and known problem species need shorter cycles than a property planted mainly with mature live oaks.
- Access constraints
- Structured parking, narrow drives and gated access all slow crews and factor into the annual number.
- Service level
- Inspection-only contracts cost far less than full maintenance contracts with guaranteed storm response windows.
Commercial & HOA Tree Care questions
We start with a full inventory of the property, then build a multi-year maintenance plan from it and convert that into a fixed annual figure. That gives the board a predictable number to reserve against rather than a series of unbudgeted invoices. Most contracts run one to three years, and the inventory itself is credited back if you proceed to a maintenance contract.
Two reasons. Operationally it turns tree care from reactive to planned, which almost always lowers total cost over a five-year horizon. Legally, a documented inspection and maintenance record is the strongest evidence an association has that it exercised reasonable care, which matters enormously if a tree fails and injures somebody.
Yes. We carry $2 million general liability plus full workers compensation, and we can name your association or ownership entity as additional insured on the certificate. Certificates are issued directly to your manager or attorney on request, and we keep them current for the life of the contract.
Yes, and it is usually essential. We schedule around quiet hours, school runs, community events and retail trading hours, distribute advance notices, and stage parking closures so only a section is affected at a time. For commercial sites we regularly work early mornings or weekends to avoid disrupting trade.
Contract properties are prioritised ahead of one-off calls, which after a regional storm event is the main practical benefit of holding a contract. We assess the property, clear access and hazards first, provide the board with a documented damage report for insurance, and schedule the remaining cleanup.
